By accessing our site or engaging our services, you agree to these terms in full. Acceptance of Terms
By accessing or using the Reliable Roofing of Florida website (reliablerooingflorida.com) or by entering into a written service agreement with Reliable Roofing of Florida ("Company," "we," "our," "us"), you acknowledge that you have read, understood, and agree to be bound by these Terms of Service and all applicable laws and regulations.
If you are entering into these terms on behalf of a business entity, you represent that you have the authority to bind that entity to these terms. If you do not agree to any provision herein, you must discontinue use of our site and may not contract our services.
These terms apply to all visitors, clients, prospective clients, and others who access or use our website or engage our professional roofing services in Miami-Dade County, Broward County, Hillsborough County, and surrounding Florida service areas.
Services Offered
Reliable Roofing of Florida provides residential and commercial roofing services throughout South Florida and the Tampa Bay area, including but not limited to:
- Tile Roofing — Installation, replacement, and repair of concrete and clay tile roofing systems.
- Metal Roofing — Standing seam, corrugated, and architectural metal panel systems.
- Stone-Coated Steel Roofing — Premium steel roofing with stone chip coating for impact and wind resistance.
- Flat Roof Coatings & Systems — TPO, modified bitumen, and elastomeric coating applications for commercial and residential flat roofs.
- Roof Repair — Emergency storm damage repair, leak diagnosis, partial re-roofing, and maintenance.
- Free Roof Inspections — No-obligation visual inspections with written assessment reports.
All services are subject to a separately executed written contract, signed by both the client and an authorized representative of Reliable Roofing of Florida. No verbal agreement, email, or text message shall constitute a binding service contract unless accompanied by a signed proposal and deposit confirmation.
We reserve the right to decline any project that, in our professional judgment, cannot be completed safely or to the quality standards our company requires. We have done so before and will do so again — our reputation is built on every roof we touch.
Estimates & Quotes
Written estimates provided by Reliable Roofing of Florida are valid for 30 days from the date of issuance, unless otherwise specified in writing. Material pricing in the roofing industry can shift significantly due to supply chain fluctuations, tariff changes, and Florida hurricane season demand surges — our 30-day validity window reflects that reality.
All estimates are based on conditions observable at the time of inspection. Hidden damage discovered during tear-off — including rotted decking, compromised structural members, saturated insulation, or code-deficiency items — will be documented with photographs and communicated to the client before any additional work proceeds. A written change order must be approved before we continue.
Free roof inspection reports are provided as a professional courtesy and do not obligate the client to contract services. Inspection findings represent our trained field assessment; they do not constitute a structural engineering report.
Payment Terms
Our standard payment schedule is outlined in each project's signed proposal. Typically, this follows a draw schedule tied to project milestones:
- Deposit (25–50%) — Due upon signing the contract. This covers material ordering and scheduling.
- Progress Payment — Due upon completion of tear-off and deck preparation (on full replacement projects).
- Final Payment — Due upon substantial completion and client walkthrough approval.
We accept check, ACH bank transfer, and major credit cards. A convenience fee of 3% applies to credit card payments. We do not accept payment contingent solely upon insurance claim approval — any insurance involvement must be disclosed prior to contract execution.
Invoices unpaid beyond 15 days of due date are subject to a finance charge of 1.5% per month (18% annually) on the outstanding balance. If collection action becomes necessary, the client is responsible for all reasonable attorney's fees and collection costs.
Important — Florida Contractor Notice: Under Florida law, any contractor who receives more than 10% of the contract price as a deposit before performing work, and then fails to perform, may be guilty of a misdemeanor or felony of the second degree. Our deposit structure is designed to be fair to both parties.
Warranties & Guarantees
We stand behind every roof we install. Warranty specifics are detailed in each project contract; the following represents our standard warranty framework:
Workmanship Warranty
Reliable Roofing of Florida warrants all labor and installation workmanship against defects for a period of 2 years from the date of substantial completion. This covers issues resulting directly from our installation practices — not from manufacturer defects, acts of God, or client-initiated modifications.
Manufacturer Product Warranties
Roofing material manufacturers provide their own product warranties, which vary by product line. We will provide you with all applicable manufacturer warranty documentation upon project completion. Many of the premium systems we install — including stone-coated steel and certain tile systems — carry manufacturer warranties of 30–50 years. We assist clients in registering these warranties where required.
Warranty Exclusions
Warranties do not cover damage resulting from: hurricane or tropical storm winds exceeding the design wind speed of the installed system; foot traffic or equipment loading by parties other than Reliable Roofing of Florida; unauthorized repairs or modifications; tree strike, debris impact, or other external physical damage; or normal wear and aging of materials. Florida's climate is severe — annual maintenance inspections are strongly recommended to preserve warranty coverage.
Insurance & Liability
Reliable Roofing of Florida maintains the following insurance coverages as required by Florida law and industry best practices:
- General Liability Insurance — Coverage for property damage and bodily injury arising from our operations.
- Workers' Compensation Insurance — Full coverage for all employees and subcontractors working on your property.
Certificates of insurance are available upon written request before any project commences. Do not hire any roofing contractor who cannot provide current COIs — this is your protection, and we take it seriously.
Limitation of Liability
Reliable Roofing of Florida's total liability to any client for any claim arising out of or related to our services shall not exceed the total amount paid by the client under the specific project contract giving rise to the claim. We shall not be liable for consequential, incidental, indirect, special, or punitive damages, including loss of use, loss of income, or damage to personal property within the home caused by pre-existing conditions discovered during the project.
Homeowner Responsibilities
The client is responsible for: securing or removing fragile items from walls and ceilings (vibration from roofing work can dislodge décor); ensuring clear access to the property for crew and equipment; informing us of any HOA or deed restrictions before project commencement; and having adequate homeowner's insurance in force throughout the project.
Permits & Code Compliance
Reliable Roofing of Florida pulls all required permits on behalf of our clients for any full roof replacement and applicable repair work. Florida Building Code compliance is non-negotiable — every project we complete is built to current FBC standards, including the High-Velocity Hurricane Zone (HVHZ) requirements that govern Miami-Dade and Broward counties.
Permit fees are typically itemized separately in project proposals. Final inspection and certificate of completion (or equivalent) will be obtained before final payment is due. The client agrees to provide reasonable access to the property for required municipal inspections.
We do not perform "permit-less" re-roofing to help clients save money. Projects completed without proper permits expose homeowners to significant liability, void manufacturer warranties, and can create serious complications when selling the property. We've seen this story end badly — we won't contribute to it.
Weather & Force Majeure
Florida roofing is a weather-dependent trade. Reliable Roofing of Florida shall not be held in breach of contract for delays caused by rain, tropical storms, hurricanes, or other weather events that make outdoor work unsafe or impossible. We monitor weather forecasts daily and schedule accordingly.
Neither party shall be liable for delays or failure to perform caused by events beyond reasonable control, including but not limited to: named tropical storms or hurricanes; mandatory evacuation orders; acts of government; labor strikes; material supply disruptions (including manufacturer shutdowns or port delays); or other force majeure events.
If your roof is open (torn off) due to an active project and a named storm approaches, our crew will apply temporary waterproofing (hurricane tarps, peel-and-stick underlayment) to protect your structure. Any storm damage occurring after temporary protection has been properly applied falls outside our workmanship warranty scope.
Intellectual Property
All content published on the Reliable Roofing of Florida website — including text, photography, drone imagery, project documentation, graphics, and branding — is the exclusive property of Reliable Roofing of Florida and is protected by applicable copyright, trademark, and intellectual property laws.
You may not reproduce, distribute, modify, publicly display, or create derivative works from any of our site content without express written permission. Requests for use of our project photography or written content (e.g., for contractor associations, trade publications, or insurance documentation) may be submitted to us directly.
By submitting testimonials, reviews, or photos to us through our website contact forms or directly to our team, you grant Reliable Roofing of Florida a non-exclusive, royalty-free, perpetual license to use such content in marketing materials, social media, and on our website with attribution to your first name and city only.
Privacy
Your privacy matters to us. Our collection and use of personal information — including names, addresses, phone numbers, email addresses, and property information provided through our website or during the inspection and contracting process — is governed by our Privacy Policy, which is incorporated into these Terms of Service by reference.
We do not sell, rent, or share your personal information with third parties for marketing purposes. We may share your information with our licensed subcontractors and suppliers as necessary to perform contracted work, and with our insurance carriers as required by our policies.
Dispute Resolution
We sincerely hope disputes never arise — in 18 years of roofing across South Florida, our track record speaks for itself. However, if a dispute does arise, we believe in resolving it professionally and efficiently.
Step 1 — Direct Resolution
The client should first contact our office directly at (239) 888-1545 or in writing to our Miami address. Most legitimate concerns can be resolved at this stage within 5–10 business days.
Step 2 — Mediation
If direct resolution fails, both parties agree to participate in good-faith non-binding mediation administered by a mutually agreed-upon mediator in Miami-Dade County, Florida, before initiating any legal action.
Step 3 — Binding Arbitration
If mediation does not resolve the dispute, both parties agree to final and binding arbitration in Miami-Dade County, Florida, pursuant to the rules of the American Arbitration Association (AAA). The decision of the arbitrator shall be final and binding and may be entered as a judgment in any court of competent jurisdiction. Each party shall bear its own costs unless the arbitrator determines otherwise.
Class action waiver: You agree to resolve disputes with us individually. You waive any right to bring or participate in a class action lawsuit or class-wide arbitration against Reliable Roofing of Florida.
Modifications to Terms
We reserve the right to update or modify these Terms of Service at any time. When we make material changes, we will update the "Last Reviewed" date at the top of this page. Continued use of our website following the posting of changes constitutes your acceptance of those changes.
Project contracts already executed prior to a Terms of Service update are governed by the terms in effect at the time of contract signing — we don't change the rules mid-game on our clients.
Governing Law
These Terms of Service shall be governed by and construed in accordance with the laws of the State of Florida, without regard to its conflict-of-law provisions. Any legal proceedings not resolved through arbitration shall be brought exclusively in the state or federal courts located in Miami-Dade County, Florida, and both parties hereby consent to personal jurisdiction in those courts.
If any provision of these Terms is found to be unenforceable or invalid by a court of competent jurisdiction, that provision shall be limited or eliminated to the minimum extent necessary, and the remaining provisions shall continue in full force and effect.
